    I started my Property Management Company (PMC) in Houston, TX 1992, and five more new businesses in the next 7 years in Galveston, TX. Retired in 2005 due to a military disability. Live in PA now. Made a lot of money from the PMC and want to give back by sharing what I learned the hard way.

     One of the most crucial lessons I learned was about tenant screening. Many tenants lie on rental applications, and it's essential to conduct thorough background and credit checks before approving an application. This simple step could save you from significant financial losses. I wish I had known this when I started my business.

    Not a Landlord State!!!  Well, if you don’t know by now, all states are different regarding landlord and tenant rights. A good friend recently lost six months’ rent on a non-pay tenant because of state leniency towards the tenant over and above the landlord’s rights. It took six months to have the tenant legally removed without paying any rent during the process. A bad tenant can be a landlord’s worst nightmare in more ways than one.

    The relief I felt after learning how to avoid bad tenants made me want to jump with joy! One of the most important things to know in the property rental business is how to acquire good tenants and keep your tenants happy because happy tenants equate to greater profits.

    After 13 years in the property management business and managing over 200 rental properties at the same time I have a really good working knowledge of what it takes to be successful and make the most money from your rental properties. 

   Property Renting is not just about the tenant but also very much about the property as well. In this book, you learn what makes a property attractive to potential renters or buyers should you decide to sell one. Just remember, a rental property will sell for more money if it has a good tenant in place; after all, rental properties are income properties; more about this in the book.
